Get Pre-Qualified and Pre-Approved before Shopping for a New Home.

Pre-qualification is a simple process.  The pre-qualified amount is based solely on the information you provide to the mortgage company.   The pre-qualification process is not thoroughly investigated and therefore may not be reliable.  A pre-approval buyer is in a much stronger position, because the lender will take all pertinent information regarding your financial status.  The lender will let you know exactly how much house you can afford, how much you will need for a down payment, and how much you can afford in the monthly house payment.  Being pre-approved lets the seller know there should be no unexpected obstacles to buying the home.  You can see how being pre-approved is more attractive to the seller than just being pre-qualified.
